Question 1

Can I Go Visit The Property Before I Make a Purchase?

Accepted Answer

Yes, of course! Please feel free to visit the property at your convenience prior to making your purchase. We encourage this when possible, and provide GPS coordinates, maps, and driving directions on each property page under the “Location” information. If you need more help locating the property, we are happy to help.

Question 2

How can I verify a property before I pay?

Accepted Answer

Look up the APN on the county assessor or GIS website to confirm the owner, size and location. Call us at (616) 326-1616 with any questions. We only take down payments through the individual property’s checkout page on landjoy.com and we will never ask you to wire money to an individual or an overseas account.

Question 3

Are you a real estate agent?

Accepted Answer

No. We’re the property owner, so there’s no commission and no agent between you and us.

Question 4

Do you check my credit?

Accepted Answer

No. No credit check is required for owner financing. If you can make the down payment and monthly payment, you can buy.

Question 5

What fees will I pay?

Accepted Answer

A one-time, non-refundable document fee covers preparing your paperwork and recording. The amount varies by property and is clearly displayed in the listing’s pricing section. When financing, each loan has a small monthly service fee as well. There are no hidden fees and no prepayment penalty.
